1. Keep your rental property in good condition, both inside and out. Make sure it has 'curb appeal', just as if you were trying to sell the property.

2. Be sure your rental property meets all local safety requirements. Some ordinances require a local inspection on a regular basis and check the property for safety hazards such as
broken steps or cracked sidewalks
properly installed door locks--some townships prohibit deadbolts that require a key, which may make exiting in a fire or emergency difficult
ground fault interrupters in bathrooms and kitchen
regular heating unit inspections
proper number and location of working carbon dioxide and smoke detectors
3. Some areas of the country are susceptible to radon accumulation especially in basements or lower levels. You may want to have your rental property tested and remediated if necessary.
4. If there is evidence of insect or rodent infestation, be sure to take care of proper extermination and remove any debris that may attract these unwanted guests.
